The Heights is a private residential neighborhood featuring attractive homes built on beautifully wooded lots. From young families with children to empty nesters and everyone in between, life in The Heights is like no other! Our community of just 113 homes is nestled inside two small enclaves divided by Bitters Road at Huebner. The Heights offers a peaceful lifestyle accentuated by gated entrances, pool and cabana, lush greenbelts and quiet streets.

THE BOARD

Residents are represented by an HOA President and five board members who volunteer to coordinate and manage HOA issues. Board meetings are normally held monthly and all homeowners are invited to attend. Dates and times are announced and emailed 10 days prior to meetings.

COMMUNITY BYLAWS

To maintain consistency in running the community, our bylaws are a rule book by which to communicate organizational rules. The board refers to bylaws so internal disputes and conflict can be avoided and so that meetings and elections of the officers run smoothly.

THE POOL

The Heights community pool is open year round from 10:00 am to 10:00 pm.

Pool keys are available for $50 at Spectrum Association Management offices located at 17319 San Pedro Ave., Suite #318.

ENTRANCE GATES

The entrance gates help provide an additional layer of security for residents and their properties. While the gates can serve as a deterrent, they are not foolproof in preventing unauthorized access. Please do not share your gate access code to anyone you don't know or trust. It's also a good idea to change your code periodically.

Gate codes for use by vendors or contractors can be requested through Spectrum. If you anticipate a large, ongoing project, it is best to provide a separate code instead of your personal one.

To further enhance and improve security, the HOA has also installed cameras to detect any unusual activity coming and going through the gates. Keep in mind, too, that solicitors are NOT allowed to enter the community.

REPORTING GATES ISSUES
If you encounter the gate not working, please call 210.494.0659 and identify yourself as a resident of The Heights Homeowners Association. Please do not ask the fire department or police to open the gate as it may become damaged and result in costly repairs.

Need a clicker? They are available for $50 at Spectrum Association Management located at 17319 San Pedro,
Suite #318.

TRASH PICKUP

Allow 3’ of spacing between bins, mail boxes and cars. If placed too close together, they may not be emptied. Please store your bins out of sight within 24 hours of trash pickup.

ARCHITECTURAL REQUESTS

While everyone is encouraged to continually enhance their properties, keep in mind that improvements such as swimming pools, roofs, exterior painting, home additions, sheds and other structures must be submitted to the architectural committee for approval.

It's simple to submit your plans by using the Spectrum app, or by going online to the Spectrum website.

FUN COMMUNITY EVENTS

Meet and socialize with your neighbors! The HOA typically hosts  community events twice each year —in the Spring and around the Christmas holidays—where residents enjoy food, music and fun. Stay tuned for dates and times.

YARD OF THE MONTH

Everyone recognizes the great care, time, and effort that residents are taking to beautify their homes. The Heights HOA is excited to share that we will be awarding four winners for "Yard of the Month" from May through June!


The top prize includes bragging rights, proudly displaying the "Yard of the Month" sign in your yard all month, and a $100 HEB gift card. There will also be 3 honorable mentions for second ($75), third ($50) and runner up ($25) HEB gift cards.

Having well-maintained yards and fences not only looks nice for everyone to enjoy, it enhances property values and gives the community a sense of pride.

Spectrum Association Management performs bi-weekly drive through inspections and will notify by letter those properties not in compliance with mowing, edging, trimming, watering and fence maintenance.

FUN CONTESTS

To foster more community involvement, neighbors are encouraged to go all out decorating their mailboxes for the 4th of July, Halloween and Christmas.

 

Prizes are awarded in several categories, so get creative and you could win a gift card!

DOG WALK STATIONS

Please be respectful of your neighbor's yards, walkways and drives by picking up your dog's waste.

For your convenience, the HOA has installed two doggy bag stations in both Heights I and II. Each station is stocked with bags and trash cans.

Remember to keep your pets on a leash when not fenced or indoors, too!

STREET PARKING

While parking in the streets is sometimes necessary, residents and guests should refrain from parking for longer than 24 hours.

If you must park in the street, be sure not to block access to mailboxes and trash bins. Vehicles must be parked in the same direction of traffic flow. Also, to ensure the safe movement of traffic, do not park around curves, if at all possible.

Ideally, all residents are encouraged to park in their garages or private driveways.

BULK PICKUP

The City of San Antonio Solid Waste department provides a free bulk pickup twice a year—usually in the Spring and Fall. You should receive a door hanger notice alerting you of the dates in time to crawl up in the attic and see what's up there!

Can't wait until the next bulk pickup date?

You can take your items to the city-operated waste disposal facility at Wurzbach Parkway and Jones Maltsberger. They also offer hazardous waste disposal on the first Saturday of every month. It's free, but you'll need show your latest CPS billing statement and a photo ID.

There's nothing more reassuring when it comes to home maintenance than having reliable vendors and contractors to do the work you can't do yourself.
